Lock up & Fixing complete

Lockup and Fixing kind of ran into each other and we got both invoices at the same time due to Lockup being delayed by a little bit of roof that wasnt done in the garage.
Credit to our SS for getting things moving along regardless and not letting it hold him up!

There are still a few points to clean up but all in all they are pretty minimal.

It was really exciting to see the walls go up and in particular I was so happy with the but window that was included in our facade. Just sooo pretty! This is in our upstairs rumpus room.




The other thing that was awesome was getting the stairs in! I wasnt sure having open tread was necessary but I really think it is great not to obscure the hallway and it gives an added sense of space.

It's also great not to have to climb up ladders too!



Love the screen too between the formal living/dining and the rumpus. Divides it up but still leaves it open. Can't wait to see it stained!



I didnt think it was possible but the Master feels even bigger with walls up. Likewise the pantry. Everything is looking really great. Here's some photo spam including the cabinetery that went in for fixing:

So as I write this our Render for the exterior is 80% done. I saw the waterproofing guys parked out the front today. I know the doors and ceilings have been sprayed and the base coat in for the walls.

I would love it all to be done by the end of the week but I reckon end of next week is more likely.

Then once the tiling starts I am told it is 6-8 weeks till PCI. Would love to be in by September but let's see how we go!

In the meantime there are the following issues/queries still outstanding:
- Extra concrete to be cut in the garage (from slab/frame stage)
- Gap in the floor along the hallway wall on the garage side to be filled (from slab/frame stage)
- Vent for the rangehood in the kitchen needs to go to the outside
- Creaking floor in the master that needs to be sorted before tiling starts.
- we have not yet seen evidence or confirmation that the separate hot water line we paid 2.5k has been installed. Waiting on plumber details so that our independent inspector (who is a plumber) can confirm.
- 2 missing power points we have paid for but are not there.
- Permatimber stops to be faux wood not real, ideally not metal but if it has to be at least painted to match.
- Query on how 3 phase power has been provisioned.

It is a pretty short list and I know a couple are already being worked on. Most of the items dont need to be done till tiling so there is still a week or so left in time.

In the meantime, I've been busy organising quotes for wardrobe fitouts, finishing off the lights, fencing, driveway, addon cooling etc so we can budget for post handover. The plan is to have it all done before xmas IF we can get the house by end of september/oct. Fingers crossed we will be spending xmas in our new house. Excited!

I have no idea about building process or how things work in Australia as I'm new to this country (3+ years) . But most of your posts helped me to understand how it works stage by stage.     I am at low budget and planning to go with H&L package with Arden homes. Considering all the things, what is your recommendation ? We have just paid the refundable deposit for two weeks.
    Would you be able to have a look on our plan and give us your thought about pricing?
